In 1995, Biscoe Wilson Architects designed Ascot Boulevard’s mixed-use development as one of the first projects under the Racecourse Road Local Area Plan. This unique development incorporated five 2 and 3 bedroom apartments at the east of the site and two 2-storey commercial buildings fronting Racecourse Road. The commercial buildings house retail at ground level and strata titled offices on the first floor. A central arcade between the commercial buildings creates a common atrium space that is used by the retail tenants and creates an entry to the rear residential apartments.
The traditional building and roof forms support the character of the surrounding residential precinct. The outdoor dining spaces under the existing Poincieana trees activate the street. Our practice previously provided master planning guidelines to the Brisbane City Council for street beautification works along the entire length of Racecourse Road. This included footpath treatments, footpath and landscape build outs, tree planting. Much of this work has now been implemented and has enabled the street to develop into a neighbourhood friendly mixed-use precinct.
The building is a successful addition to the Racecourse Road streetscape and demonstrates the success of a well designed mixed use development.
